A multiple listing service, or MLS, lets real estate agents share property listings. In Panama, the real estate association ACOBIR links to its own MLS portal. Use it as one starting point alongside other listing sites and direct enquiries. A search result shows what has been listed on that platform. Confirm the property’s current availability, asking price and terms with the listing contact. MLS ACOBIR
Compare the same property across listings
If a unit appears more than once, compare the building, floor area, parking, asking price and what is included. Ask which details are current and whether the listing contact is authorized to market the property. If you are searching from abroad, request a live viewing before making a commitment.
Agree on the agent’s role and fees
Ask who the agent represents, which services are included, and who pays any commission. Get the terms in writing. Ask for the agent’s licence number and confirm with the relevant authority how to verify it. The Ministry of Commerce and Industry publishes a separate channel for complaints involving real estate brokers. MICI · Broker complaints
Verify the property before paying a reservation fee
Have the property details and the seller’s authority checked independently. Ask for written reservation and refund terms, and verify the payment recipient through a contact you can confirm independently. Property fraud prevention checklist
